    Refinance Guide

Refinancing replaces your current mortgage with a new one — ideally with a better rate, a lower payment, or terms that better fit where you are in life. If you haven't reviewed your mortgage in the past two years, there's a good chance we can improve it.

    When Does Refinancing Make Sense?

Refinancing is worth exploring when any of the following apply:

    • Rates have dropped since you closed your original loan
    • Your credit score has improved significantly
    • You want to shorten your loan term (e.g., from 30 years to 15 years)
    • You want to switch from an adjustable rate to a fixed rate
    • You want to tap into your home equity for renovations, debt payoff, or other goals
    • You want to remove a co-borrower or ex-spouse from the loan
    • You want to eliminate private mortgage insurance (PMI)

    Types of Refinance

    Rate-and-Term Refinance

The most common type. You replace your current loan with a new one at a lower rate, a shorter term, or both — without touching your equity. The goal is a lower monthly payment or less interest paid over time.

    Cash-Out Refinance

You borrow more than what you currently owe and take the difference in cash. A popular choice for homeowners who want to fund home improvements, consolidate high-interest debt, or cover a major expense. Because the loan is secured by your home, the rate is typically far lower than a personal loan or credit card.

    Streamline Refinance (FHA or VA)

Available to existing FHA or VA loan holders. Requires less documentation and no new appraisal in most cases. Designed to make it easy to lower your rate if you already have a government-backed loan.

    How Much Can You Save?

Even a 0.5% drop in your interest rate can translate to hundreds of dollars in monthly savings and tens of thousands over the life of the loan. Here's a simplified example:

On a $550,000 loan, dropping from 7.25% to 6.75% saves approximately $170 per month — that's over $2,000 per year and more than $61,000 over a 30-year term.

    The Break-Even Point

Refinancing comes with closing costs, typically 2–3% of the loan amount. Before committing, it's important to calculate your break-even point — the number of months it takes for your monthly savings to exceed what you paid in closing costs.

If you plan to stay in your home past the break-even point, refinancing almost always makes financial sense. We walk through this calculation with every client so there are no surprises.

What to Expect From the Process

    • Application and document collection: 1–2 days
    • Appraisal (if required): 5–7 business days
    • Underwriting and approval: 5–10 business days
    • Closing and funding: 1–3 days

Many refinances close in under 3 weeks. We'll give you a realistic timeline based on your specific loan type from day one.
